Two office properties recently closed in Northern Virginia, reflecting transactions across both investment and owner-user product types.
A fully leased office building at 225 Oak Springs Dr. in Warrenton sold for $1,444,000. The 9,160-square-foot building was 100% leased at the time of sale and traded at a 7.79% capitalization rate. Built in 2007, the property featured multiple tenants with staggered lease expirations, providing in-place income at closing.
In Manassas, an office condo located at 8405 Dorsey Circle Suite #202 sold for $160,000, or $183.70 per square foot. The 871-square-foot unit was purchased by an owner-user, reflecting continued interest in smaller office ownership opportunities.
